Decisions Decisions!

I think I've been spending a lot of unnecessary time looking at flats for sale. I found a few that I would like to look into owning, but again, it's all a question of what is practical for me and my husband. And to clarify, I do not want to buy a storefront, I'm only interested in renting. What I meant about the initial investment part is that if I purchase a flat then I'll need to put down around 20% as a down payment. I've saved that, so I can do it. OR I would need to take that same money and invest it in a cash register, stock, furniture, rent & deposits, legal stuff like licenses and stuff, etc. Of course, I'd have some left over, but not enough to put it down as a deposit for a flat to buy.
After thinking this over for months, then after posting about it here, I've decided that for right now I'll stop looking for a flat to buy and focus more on moving to a larger flat to rent and then start looking for a storefront to rent as well. That 'feels' right to me. But I won't be hunting for a new flat right away, I want to take the Autumn and Winter to study German, travel around Europe and spend time with my family and friends without thinking about moving again. Though if something comes up that is perfect for us, I'll take it as it appears the market for a 4-5 room flat in Hannover is extremely competitive, especially in the List district where we ideally want to be. Plus I am highly critical when it comes to property so this makes it very hard for me. Oh and what do I mean when I say "4-5 rooms"? For those living outside of Germany, let me explain. The number of rooms is how apartments and homes are listed, also listed is square meters, not square feet and not the number of bedrooms which is how we do it in America. So if I want a 4 room apartment that means a living room, dining room, and 2 bedrooms or a living room and 3 bedrooms, however you want to use them is up to you as most rooms are off of the main entryway in apartments. At least in the city apartments, 95% have a foyer but that is not counted as a room. Neither is the kitchen or bathroom, also not counted as rooms).

So, now to think more about my shop idea. I actually sketched out the floor plan and "departments" and put together a business plan this week. :) I'm feeling excited about this. I think that it would be smart if I did some traveling, moved into a larger apartment (to rent), found a nice shop and kept it going for a year, get pregnant and run the shop until I need to take some time off, and by then hire someone to run it for me for a few months until I can work there again. I would only be open Tuesday-Saturday from 12-6 so I can have Sundays and Mondays off. Also, I want to have my computer in-store at the counter so I can blog and write during slow hours. :) This is all feeling really, really good.
Thank you all so much for your lovely comments from my last post, I cannot describe to you how much it means to hear each of your unique experiences and opinions. I don't have siblings and I've lost touch with my father, and all of my grandparents have now passed away... so the only two people I have left is my mother and uncle. My mother isn't in a position to give me business advice as she isn't really business minded (more of a free spirited artist type) and my uncle just retired from his career as a surgeon and is extremely versed in all things medical but doesn't really have much advice for me when it comes to owning a shop or something. My lovely aunt, who passed away young at age 40 from cancer, is the person I would ask if I could. She was lovely, lovely, lovely. I'll tell you about her for a moment. She traveled the world, was a fine artist, taught art at a Waldorf school in Maine after living in Moscow and Argentina where she learned to speak Russian and Spanish fluently. My aunt handmade everything for me, from doll houses to soft toys. She was also a writer and loved to collect art. Her home in Newcastle, Maine was absolutely break taking. She lived in an old farm house from the 1800s on a pond and had one of those chef's kitchens because she loved to cook. Because she had been all over Europe and South America, and because she had so much experience as a teacher and painter, I would love to call her right now and just talk about all of this stuff you know? Do you have someone like this in your life, the perfect person for you who you could tell anything, but they are now deceased or gone in some way? That person, outside of my mother who is alive and well, is my aunt Patty. I guess that's why I needed some advice. A little background for those of you who don't know much about my family or why I can't just call my dad or grandfather. :) Lucky for me though, I have an amazingly supportive and practical husband who is my sounding board on all matters, but sometimes a girl needs to step outside of the circle to see what others might say. Reading your last post and all of the comments people left was wonderful. It also made me hesitate to share what I would do because ultimately, it's you, and not me. See the only thing I could say for sure is that I would never want to be a landlord in Germany. As for the rent/own, well it matters for what you want.

This post is beautiful in finding a feeling for what you want to accomplish. I've been working so hard both mentally and emotionally to prepare myself for a different direction that expands on the things I love. I have not gone public with these thoughts beyond my immediately family, and yet I feel like you and I are again on a same path, just as we were last year at this time as we both decided to go half Germany/half US.

I agree with the goal of learning German and traveling, too. I didn't do nearly enough Germany studying and did no traveling - same as you?

Your shop plans sound fabulous. I secretly feel lucky that it's within my means to be able to visit one day when we're living in Berlin.

Holly, your plans sound wonderful. But do make sure you're not over-organising your life. Enjoy the present, and see what it brings you. Don't plan too far in advance, so you don't end up disappointed when things go another way.
But yes - computer in the shop sounds like a great idea! Although I wonder if you'll have much time for writing with all those loyal readers coming over to shop!

This sounds like the right decision for you. You have mentioned the desire to own a shop a few times recently so you might has well go for it. Shopping for inventory is an exciting thought. My only wish is that you were opening a shop in the U.S. I'm sure it's going to be full of the most lovely items.

I have already told my husband that we will be making a trip to Germany. I told him that I wanted to expose our kids to culture, pretzels, and other things like that but he knew it was just so I could visit your shop! Teehee!

I wish SO much that I had someone like your aunt in my life. I've never had someone like that, other than my husband (and he is truly amazing!) But I totally know what you mean about wanting to talk to someone outside the circle. I tend to get looked at like I'm weird or something because I've always been more on the creative side (and I'm pretty conservative!)

I think that is why I find myself soaking up creative blogs! Generally speaking, there is a wonderful artist world out there that is being made tangible to anyone. It really is pretty amazing when you think about it! We now get to see the "magic" behind the art and can learn so much as an artist reveals herself through her blog.

Maybe that is why etsy is so popular? There seems to be a growing trend among our generation of people wanting to connect more deeply with the products they buy. Forget the Gap- buy a handmade blouse (and see how the artist came about creating her pattern) and pair it with so-and-so's perfect one-of-a-kind bag and top it off with the perfect vintage brooch found in a flea market in France. What could the Gap possibly have better, except maybe a REALLY cheap clearance rack! LOL!

I definitely think you picked the right choice. Even though you have been to Germany many times, buying right away is always risky. It is better to rent and find where you REALLY want to buy and then do it.

There is no doubt that with your years of design experience & an immensely popular blog will help in terms of getting press and promotion for your store, let alone choosing things folks would actually buy. :)

hey holly, i once had a small shop in london, we sold young new designers work, and one of a kind items that were made just for us...(pics on flickr),so i know just how exciting it all is, especially the styling and decorating part, nevermind finding the products to sell, and i just want to say im 100 gazillion % convinced that any shop you put your heart into will be the best shop in the world... and with all your blog fans around the world as potential customers, you cant fail...

Contrats to this decision. Congrats to making it. I have a hard time finding out what i really want for myself but I can only guess how hard it to come up with a decision like this...but yet how awesome it it must be to finally have made it and to go for it.

Another reason I would rent an apartment is because it is not very easy to get a loan as a self-employed person in Germany. Sometimes I'm still struggling with the fact that I (as a freelance designer) might never be able to buy an apartment until I saved enough money to actually pay it in cash. Even if I eventually make more money than someone with an underpaid permanent position I don't get a loan.

I loved what Yvonne (Yvestown) commented on you last post...I love the idea of byuing a small house, renovate it and sell it to go for something bigger if and when I can afford it. But is something I do not see in Germany. People tend to build for a lifetime. And build their own house. (Not with their own hands but according to their ideas...well, not really. Lots of them are prefabs where you can only choose the color of your front door. But nevermind.) And when they can afford something bigger they often rather add some rooms to their house and extend it than to buy something bigger. Sometimes it makes me cry to see friends and acquaintances build these new (and ugly - sorry, but they look all the same and have no charm or personality) homes. And spend way more money than it would have cost to renovate a beautiful old building with old wooden floors and stuff.

Your decision sounds wise. And your plans for a bigger apt, a baby, and a shop sound delightful! I hope the details fall into place just like you want. I'm a dreamer and a planner myself, but I think you're so brave to do this!

holly, i would advise ANYONE but you how tough retail can be, and the little money you actually make from it. but you are the ONE person i can think of, with passion, great organization skills, flexibility and an inspiring work ethic, who will not only make it work, will grow it into something amazing. i wish you the best. You are following your [excited] heart, but you are doing it in a very grounded way - with a business plan and sensible time frame.

Your aunt sounds like she was a really special person. It's so nice to hear your memories of her. I have no family apart from a couple of uncles that I don't see often, so I rely on my dear friends for advice and support with things like this. My husband - bless him - is not business minded at all.

I agree with Katie - feeling lucky that I'm in a visiting range! I am 100% behind taking it slow. Get into to the groove here. Learn the language (well, pretty well at least! stupid dative case...) and it's weird getting your head to wrap around the fact that you live HERE now and not in the US. That Germany is your long-term life, no longer the US. Even amidst the joy of new things there is also somehow a grieving process involved. Hard to explain.

Today is our 2yr anniversary of moving here. Upon reflection it's as if we're in a new beginning even now, 2 years later. But there are also days when I just want to throw in the towel and hightail it back to...what? Some sort of imaginary concoction of past joys. Today is HERE and we will live it. I'm excited to watch you live yours in Germany! =)

First of all, thanks for opening so sweetly to all of us who read you.
All decisions are difficult to take.
I own a little flat. Well exactly the banks does. When I decided to buy (here in spain rental flats are very few and mostly for students in university, and quite expensive comparing with the one to pay monthly to the bank), I live alone, so I was one to fight against everything. I was afraid, because it was quite difficult and noone could know how it was going to go. But it went ok. I have a fantastic man near me, a dog and a lot of dreams in mind.

The first thing is to feel ok whatever you decide. It would be great to buy, but if it didn´t let you travel as much as you want because of the money...maybe renting is better. I don´t know if I explain correctly. Whatever you decide it would be ok, because it is what you decided.

The only thing you have to know is what you want, and it seems you know. A baby a little shop. Go for them. Is it so important to rent or own, or if the flat is 3-4 or 5 rooms. I thing, these are things people can arrange...there are millions of tips not to waste too much in furniture and have beautiful flats (and you know a lot about it), or to maximize space...babys, dreamed shops are much more important.

And as I can see, you have a lot of people who will be "helping" you.

It is a real pleasure to read your blog and sorry if I write too much.

Holly, this sounds all so exciting, congrats on this decision! I'm sure it's the right decision for you.
This and the last post are so inspiring for me. I'm also dreaming of owning a shop someday. But it is only one of many ideas that I have, and I think it will take me years until I really know what I want in my life. Luckily I'm still studying and have some time left for thinking about it.
